Assumes 15 minutes of review per model and a 16-hour weekend. Runs in your browser. Nothing is sent or stored.
Where the hours go
Most of the time isn't typing. It's checking: matching every CIM figure to the seller's tax return, sorting add-backs you can prove from ones you can't, and rebuilding the model when the broker sends an updated P&L. That work has to be right, because the same numbers drive your offer and your SBA loan coverage.
Frequently asked questions
How long does it take to model one CIM by hand?
Searchers commonly report around 15 hours for one scanned deal packet: typing the CIM and tax returns into Excel, building the add-backs and checking every figure against the PDFs.
How many deals does a searcher model?
It varies widely. Many searchers screen dozens of CIMs and build a full model for a few a month, usually the ones heading toward an LOI.
What does the calculator assume?
15 minutes to review a finished model, a 16-hour weekend, and $250 for every deal you unlock. Tab 1 is free on every deal, so the real cost is often lower.
